Helpful info on where my time is spent working for you. And the steps involved to market and sell your home successfully.
 
 
Lets Get Your Home on the Market
 
  1. I start by doing a walk through of your home.
     
  2. I get to know your needs and wants.
     
  3. Then I pull other homes that have sold in your area and compare them with yours to give you a price range of what buyers in the area are willing to pay for homes at this time.
     
  4. Then I pull homes that are currently on the market in your area to make sure you know your competition and will be competitive in this market..
     
 
 
 
 
 
 
  1. Prepare your Comparative Market Analysis and present it to you so you are informed of the market conditions in your area and the cost involved in selling your home, so that way you can make an informed decision.
     
  2. Prepare a listing contract and go through it with you
     
  3. Measure all rooms in your home and go through all features.
     
  4. Schedule an appointment with the photographer to have professional photos taken of your home.
     
  5. Put Yard and directional signs up, strategically placed for maximum exposure.
     
 
 
 
 
 
  1. Review your listing and enter it into the MLS, CressyEverett.com, Realtor.com, Trulia.com, and send it in to Marketing for all other print
     
  2. Send out Just Listed Post Cards.
     
  3. Meet with photographer and go through the photos to make sure they look the best that they can be.
     
  4. Schedule your spot on the Cressy & Everett TV show
     
  5. Work with you to prepare showing instructions on your home to best convenience you and your potential buyers.
     
  6. Order your title preparation pack from the title company so they are prepared for your sale and title errors can be addressed before the sale of your property.
     
 
 
 
 
 
 
 
Now Your Home is on The Market!
 
What Happens next…….
 
  1. Now it is time to get things moving.  First thing is to have a flyer made highlighting our homes best features.
  2. There flyers are put in a Take One Box out by your yard sign, and in your home in a folder prepared with information for potential buyers that are viewing your home.
  3. I check the flyers and the signs on a regular basis to make sure they are not running low.  If you see them run out before that, all it takes is a call or e-mail and I am their with more.
  4. I take all the photos that were taken of your home and create a slide show to e-mail to other agents and buyers and it is also posted on Your homes own private web-page.
  5. . I schedule your home for an agent tour.  There are about 30 other agents generally on our weekly office tour all working with potential buyers and your house might be the one their buyer is Looking for.  Since everyone sees things a little differently they also give ideas on what they believe the strong points of your home are and what they see that might help increase the value or sale-ability of your home.
  1. We will schedule all the showings on your home by calling you and the showing agent to confirm a time that will work for both you and the potential buyers.
  2. After every showing I will call the showing agent and request feedback on your home to see what their clients likes or dislikes were and see if I can answer any questions they might have.
  3. I will call you and update you on all the feedback that is received from the showings on your home.  Honesty is the best policy.  I tell you what you need to know and not just what you would like to hear.
  4. Every week I will prepare advertising on your home that highlights it’s best assets
  5. Everyday I will know the new listings and price changes that have been made on homes to keep you updated and keep your home competitive in the market.
  6. I will e-mail you a progress report once a week to let you know how many views your home is receiving on my website.
  7. I will keep in contact on a regular basis after all we are in this together.
 
 
 
  1. I will keep track of the # of showings and traffic on your home so price changes can be made when the market is dictating it.
  2. I will do Open Houses on your home.
  3. I will do questionnaires on your home during the open house so you know how buyers are viewing your home.
  4. I will keep an open mind to new ideas for your home and marketing it.
  5. I will run searches in the MLS to see what other houses buyers are looking at when the look at your home.
  6. I will network with other real estate associates and companies to keep them working with us to sell your home.
  7. I will keep updated on new information available in the housing market.
  8. I will keep on top of things at all times and keep you informed at all times.

There is an OFFER!
 
When an offer is made on your home the next Process begins….
 
  1. I will review all offers made on your home to make sure we know all that they are offering and asking for upfront and there is nothing hidden in the contract for us to find later.
     
  2. All offers will be presented to you in person so we can go over them and discuss the next move.
     
  3. If a counter offer is called for, I will help you prepare one that will best fit your needs.
  4. I will prepare a net sheet for you on each offer so you know if it is financially an offer that you can accept or what your bottom line will be to get it sold and still receive the profit that fits your reasonable goal.
     
  1. I will negotiate for you to get you where you want to be and help counsel the buyers.
     
  2. I will make sure all contracts and associated documents are filled out and processed with the title company.
     
  3. I will work with the buyer and buyer’s agent to schedule inspections at convenient times.
     
  4. I will help with the information you need to have utilities transferred so you do not have to worry about the little things.
     
  5. I will help get quotes for repairs that might be required.
     
  6. Arrange repairs
     
  7. Negotiate repairs
     
  1. Confirm the buyers mortgage application and make sure it is being processed so everything is arranged in a timely manner.
     
  2. Go over inspection reports.
     
  3. Schedule the closing.
     
  4. Review all closing statements prior to closing to make sure there are no errors.
     
  5. Go over the closing statements with you prior to closing to make sure you understand them and agree with them.
     
  6. Help you arrange a moving truck and give you names of several different services that are available in this area.
     
  7. Attend the Closing with you as your representative.
     

 

We’re Not Done……

Personal and professional relationships are very important to me.  I am planning on this to be both.  Everyone at Cressy & Everett Real Estate commits to exceeding buyers’ and sellers’ individual expectations and to delivering results throughout, as well as after the real estate process.  I expect this to be a long-lasting friendship and want to know about your new home and how you plan on making your future the best it can be.  If you have questions that come up after the sale is final, I will be there to answer those for you.  My goal is not to just sell your home but help you move to your future.  To be able to know if I have accomplished my goal we will have to stay in contact forever………
