- Tell the Neighbors
It may seem a little scary to have neighbors coming through your home, but they can be some of your best sales people. Let your neighbors know that you're having an open house and you'll probably find them coming through your door. This can work to your advantage because if your neighbors are impressed, they'll tell their friends and encourage them to take a look.
- Make It Neutral
Your home should show like a model home. The decor in every room should be as neutral as possible. Take down political signs, hunting trophies, religious pictures, family pictures, sports team logos and anything else that could detract from someone feeling at home in the home. Someone who walks into the open house should feel instantly as if they could move in and be comfortable. However, avoid the temptation to make it too neutral. It should feel warm and welcoming; with pretty touches in just the right places to draw attention to the home's best assets.
- Leave for the Day
On the day of the open house, make some plans that take you and your pets away from the day. It doesn't work well for the buyer and the seller to meet prior to the closing, so walk away from the home while your REALTOR® is showing people your home. This allows buyers to speak freely with their agents about what they love and don't love about the house. Your real estate agent can hear their comments and pass them on to you for future showings.
- Remove Signs of Pets
If your home is immaculate, but your dog's dish is in the middle of your floor, some people will not be attracted to your home.. No matter how much you love your pets, some buyers are not pet people, so remove all signs of pets.
- Protect Yourself
Most people are so focused on selling their houses, they forget about the security risk that an open house poses. You have complete strangers touring your home, so make sure your valuables, personal finance information and pharmaceuticals are not in sight. Use a safe if you need to. Also, insist that guests have a chaperone--typically your real estate agent--while touring your house. Do not allow guests to use the restroom while in your home.
- Time It Right
Many open houses run from 1 PM to 3 PM on Saturday or Sunday. If you stagger your start and stop time so that they do not coincide with these popular times, you may see more traffic and people who stay in your home longer. Choose a time (like 3 PM to 5 pm) that will capture people after they've toured the majority of the homes, and you'll see that you get more serious consideration.
