
Finding that one amazing home you love is exciting! Your offer was accepted, but it's not officially yours quite yet. Closing is the last part of the process and that's when the property officially changes ownership. Our REALTORS® are here to make your home-buying easier with these six must-dos before closing day.
- Make sure contingencies are completed
The sale isn't finalized until all of the contingencies are handled. In most cases that includes the financing, the inspection, and the appraisal. These are all important because if the financing falls through, the inspection turns up major problems, or the appraisal comes in at less than the purchase price, you have the right to back out of the sale.
- Find a title company and getting title insurance
A title company will research the past ownership records of a home and make sure the current owner has legal right to transfer the ownership of the home to you. If there isn't a clean title, the sale won't go through as planned. There is lender's title insurance and buyer's title insurance to protect both parties if a title issue comes up later, sometime after closing. Some examples are tax liens, liens by creditors, ex-spouses or previously unknown heirs that claim they have ownership rights to the property, unresolved court cases involving the property, or even paperwork errors.
- Review your closing statement
The closing disclosure is a document that spells out exactly how much money you'll need to bring to closing, what it's for, your exact monthly mortgage payment and interest rate. If there are any discrepancies, make sure you have them explained to you before signing all the papers.
- Gather closing day paperwork
Some examples of closing day paperwork are proof of homeowner's insurance, inspection reports, anything required by your lender to finalize financing, your government-issued photo identification with your name as it will appear on the mortgage and deed. And don't forget your cashier's check to cover any money due at closing
- Schedule movers
You'll want to do this as soon as you can, especially if you'll be moving on a weekend. Those prime spots fill up fast. You may even be able to take advantage of discounts or avoid extra costs when booking early.
- Organize utility services
Schedule the turning off and on of utility services especially if you're moving on closing day. You might be willing to go a little while without internet, but water and electricity are a must. You'll need to make sure you have everything you need to eat and drink, bathe and otherwise function normally, especially if you have a family with small children. And don't forget to have the utilities turned off at your previous residence as well.
